Project Delivery Methods in Ohio

There are three generally recognized project delivery methods—design/bid/build, design/bid/multi-prime and design/build. Design/build is emerging as the favorite and is heralded as bringing a return to the classical concept of a master builder. Historically, it was the architect that served as the design builder, but it has now become more common for a general contractor to serve that role. Particularly, in the public arena in Ohio with last year’s construction reform, design/build projects will continue to grow. Understanding the importance of the project delivery methods and how the delivery method shifts risks among the parties to the project will help you be wary and ready for critical issues from contract negotiations through project close-out.
