Judicial Methods to Fix Title Problems

 
If non-judicial methods do not cure the title problem, a judicial remedy may be the only alternative. Quiet title actions are most effective with simple, finite title problems, which are clearly curable by obtaining jurisdiction and a court order. Because they are more expensive, title registrations are most effective with complex or unclear title problems. A quiet title judgment will appear in the real estate records, and a subsequent title examiner may question the validity of the quiet title action. However, once the property is registered, the title problem will most likely be buried forever. Following is a summary of judicial methods to cure title problems.
