Community Association Reserve Funding - Pooled Method vs. Component Method

 

Community Associations require reserve funding be available for some common element items.

Reserve funds are needed for items that have a maintenance expense or replacement cost exceeding $10,000, such as for roof replacement, building painting, or pavement resurfacing. There are two methods to deal with reserve funding – pooled and component methods – and each come with their own set of pros and cons.
