Is this a separate review or concurrent with due diligence?

Title and survey should be part of examining the property, just like checking the HVAC system you should check the of title as part of the due diligence. Commitment, documents of record and survey are all required to initiate the review; and the ALTA survey requires current title commitment. This video walks through a title and survey review and also discusses the title defect letter.
