Examples of Common Included and Excluded CAM Charges

 
Examples of common included CAM charges … at a minimum, ‘operating expenses’ usually include the cost of: utilities (that serve common areas), security costs (that serve common areas), costs of cleaning the common areas, the cost of obtaining and maintaining government licenses or permits, insurance coverage of the building or center, and any ground rent, mortgage or other finance charge payable by the Landlord.

Examples of common excluded CAM charges … certain items should be specifically excluded from operating expenses: electricity that serves tenants' spaces (the landlord recovers this from each tenant individually), executive salaries, consulting fees, market study fees, commissions and advertising costs, initial landscaping costs, and structural repairs or replacements.
