Non-Judicial Methods to Fix Title Problems

 
The best method to cure a title problem depends on the type of problem, the urgency of curing the problem, the availability and cooperation of necessary persons, and the surrounding facts and circumstances. Title problems often arise at the time of a sale or refinancing, when buyers, sellers, realtors and lenders are in a hurry to close the transaction. When a title problem arises, an evaluation of the seriousness of the problem must be made. The problem could go away with the passage of time or with the filing of a simple affidavit; or, at the opposite end of the spectrum, the problem could result in complete failure of title.

Most title problems can be cured short of a quiet title action or registration, which are the most expensive and time-consuming methods of curing title problems.
