Alternative Land Use Regulations: Bonus Mechanisms

 

Understand how zoning bonus mechanisms function in different projects.

Bonus mechanisms are typically used to promote policy goals. Examples include landmark preservation, goals for special districts, planning considerations, public improvements, affordable housing, parks, and agricultural lands. Amenities may be provided on-site, or in other instances provide via transfer fees to private owners or contributions made to public bodies. This video reviews general bonus mechanisms and discusses on-site amenities and benefits for off-site properties.
