Manage the Risks Associated With Residential Construction

Risks in residential construction are unique - Are you prepared?Residential construction is unique compared to commercial and industrial projects because residential construction usually centers on building someone's home or dwelling. Emotional factors run higher when homebuilding is delayed or does not meet an owner's expectations. On larger subdivisions, a builder may not necessarily be the owner-occupant but is under the same pressure to get anxious buyers into their new homes on time. For these reasons, the risks in residential construction are unique and are usually governed by specific governing statutes, local contractor regulations, express contract clauses and insurance coverages and limitations. This topic will define the scope of residential construction and will focus on the contract documents that should govern all relationships on a residential project. The content will also focus on how insurance drives a residential project from beginning to end. In addition, there will be a discussion about potential claims and remedies before the Registrar of Contractors and against sureties that issue license bonds for residential contractors. We will conclude the topic with some idea about the procedures and purposes of lien liability and foreclosure on residential construction projects. The material should leave you with the tools to manage risks associated with residential construction.
